“How Much to Survey an Acre?”

One of the first and most important questions our clients have is, “How much will it cost?” This is understandably a deciding factor for many, and it’s not always easy to give a quick answer.

We primarily use lump sum proposals for our projects. We believe this method is the fairest, as it requires us to thoroughly assess the project and communicate expectations with you upfront. Of course, unforeseen circumstances can arise, and we address those on a case-by-case basis.

Many factors influence the cost of a land survey, and each project is unique. Some obvious factors include the length (linear footage) of the boundary to be surveyed, the property’s acreage, and the terrain. However, several other elements can significantly impact our time and costs. These include:

  • Boundary condition: Is the boundary well-maintained and easy to locate, or overgrown and unclear?
  • Time of year: Surveying in harsh weather conditions can slow progress.
  • Known disputes or discrepancies: Are there any existing boundary disagreements with neighboring properties?
  • Prior work in the area: Existing surveys of the area can expedite the process.

The purpose of the survey also affects the cost. For example, a project involving property division likely includes setting and marking new boundaries, plats, and multiple property descriptions.

The biggest cost factor is often the unknown. When there’s limited information about a property, we must factor that uncertainty into our proposal. To get the best possible estimate, provide your surveyor with as much information as you have about your land. At a minimum, you should provide a copy of your current deed (not a tax receipt, which is just a reference). If you have copies of prior surveys, those can be invaluable, as not all surveys are recorded publicly.
